Default Any hard money lenders on 2+2?

I had a meeting with an investor today who has 3 properties under contract. After breaking down the numbers and looking at comps, all 3 look like extremely good deals. He's buying the properties for such a low price that most hard money lenders won't lend because it's not worth their time. He's planning to flip at least 2, and possibly rent the other out. He's willing to pay 15-18% annual return on money. All 3 deals combined would be $40K. If he just got financing for one property($12K), he could probably flip it and pay for the other 2 though with the profits. If anyone on here is a hard money lender, expected timeframe for return on investment is 15-45 days. Only has a few days left on contract, so speed of financing ability is important.
