Default We Still Need A Real Estate Forum

I know this has been discussed before, but here it is again.

Poker has been and continues to be good to me. I have money to invest. I don't want to compete against against ivy league pros in picking individual stocks (I go with mutual funds in my 401k).

However, I am willing to mix it up with Joe Schmo next door who's seen one real estate infomercial and is now ready to go all in.

I want to hear what 2 + 2ers who are making it in real estate have to say.

I note with some interest:

Reports that Florida west coast locations are experiencing rapid price appreciation in homes, land, condos.

Several poker friends describe how they purchase condos during the construction phase, and flip them quickly upon completion, for large profits.

Anyone else?

The down side to a 'free' real estate board is the likelyhood of it going out of control as the Carelton Sheets people battle the Legrand followers.

1) Its not a zero-sum game.

2) Most of those "ivy league pros" can't beat the S&P 500 anywho.

With regards to stock market vs. real estate investing:

I think that if you put enough time and effort into either style of investing you can earn yourself a decent payoff. If you do real estate, you'll have to do a lot of fixing up and repairs and pay attention to tenants if you rent and a lot of paperwork. With stock market investing, you'll have to do a lot of reading and analysis. Depending on where you live and what type of work you prefer, either could be optimal.

Personally, I choose stock market investing because I like the analysis and seeing through the hype and beating other people. It reminds me of poker. [img]/images/graemlins/grin.gif[/img]

Anyway, I might get into real estate one day but since I have no constant income it isn't an option right now. You'll be up against pros in either business, but a smart person who does the required work will have a good chance of success.
