Anyone know where to find the 2+2 of Real Estate Investing?

I've read a few good books on REI and passed up hundreds written by sheisters. I've also found a handful of forums out there but none with high traffic and a particularly high signal to noise ratio.

Any suggestions? Please post links.

Try NREI. They have a monthly magazine that is free and is geared toward real investors, not "try my million dollar real estate system" scam artists.
