I lived in Burbank for several years, very nice area, almost a midwest small town feel. Very safe and clean. Police, fire and ambulance response is almost instantaneous, unlike most of LA. The drive down to the poker rooms can be a bitch in traffic, which is about 20 hours a day.

Santa Monica is great if you have the money, and lots of it. Traffic there becomes horrible in the summer, especially on weekends. I used to spend a lot of time there.

Avoid Venice unless you have a very secure place to park your car. Marina del Rey is not bad, but Santa Monica is much better, and like Burbank, it's an incorporated city with its own police, fire, etc.

Check with your car insurance company before you decide on a place. Insurance rates are based on zip codes and it may be triple just across the street.

By far the smartest move would be to rent an apartment for a few months while you scout the area and decide where you want to buy.

I wouldn't live in Cali if I didn't live near the beach. I'm 2 blocks from it in Hermosa. Hollywood Park, Normandie, Hustler are all close.

Social scene is great. They call it the adult sandbox. House parties all the time. It's basically like frat and sorority parties 10 years later. There are beach flag football leagues and tournies, sand volleyball leagues, costume volleyball tournies, and I'm in a weekly poker league here too.

Housing can get expensive, but where isn't it in LA? And no offense, but there's no way in hell I'd live in Temecula.
