If at first you are not embarrassed to make the offer, it is too high. If the realtor doesn't look at you funny and frown, it is too high. 9 out of 10 will reject your offer immediately. You only need 1.

A great place to learn is the rich dad forum. Many of the posters are professionals and are very helpful and have lots of good advice.
