Default Common top pair/overpairs situation

Situation #1. Lets say you open in the CO with KdQc. BB calls. Flop cames Kc Jd 3c, he bets. Now my standard here is just to call down and maybe raise the river but I'm wondering if raising the flop is the right play since it will generate action, clakrmeister says calling and raising the turn is the worst option that makes sense.
Situation #2. You open with AA a flop comes T65 and he leads.
What are the main things to CONSIDER on this situations?I know some guys like to say 'I like to raise the flop' 'I wait for the turn to pop' but are the main variables that need to be considered to extract the max?
