I think, given your description, this is a fold. Just not even there to go chasing your gutshot...can't give hardly anything more than that to your 2 remaining tens as we really need to discount them now anyway. Just don't have the odds.

I think it would be interesting to talkb about this hand if a rag fell on the turn and he bet into you again...really I think a fold is still in order at that point...but we could look at some ranges there.

I think its pretty thin since the most he'll pay you on the river is one bet if a Q or T falls. Also you'll split it sometimes.
