I'm sure you know that location in Toronto makes a HUGE difference.

A modern, hip, trendy place anywhere downtown I think would require 1 mil easily.

There is going to be a huge range. Are looking at a place taht seats about 20 or a place that sits 200? Is your friend a master sushi chef who can trade sweat equity for cash. Are you buying a preexisting joint or starting from scratch?
