This assumption is retarded. If the average pot size at your table is 4BB, you need to get up and move.
At a 5/10 table, 8BB is probably a more accurate average pot size, in which case you're always getting capped at the $5 rake. Add in an extra dollar per pot for the dealer, and that's $600 per 100 hands. My PT stats say I win about 6% of all hands I'm dealt, which means I pay $36/100 in rake. That's 3.6BB/100.
Again checking PT, I paid Party about 3BB/100 in rake. That's a B&M premium of 0.6BB/100, and should be beatable by a good player.

So for 2/5 if we use your numbers of 8 BB/hand and 6% win we get.
Rake / 100 hands => 80BB/100 hands * 6% => 4.8 BB/100
Toke $6/100 hands => 1.2 BB/100
Rake + Toke = 4.8 + 1.2 = 6 BB/100
For pots of 8 BB 2/5 is about 3 BB/100 tougher than Party and 2.4 BB/100 tougher than 5/10.
2/5 has a cap of $5.
For Capped 2/5 pots: if you see 6% of hands you pay 6 BB/100.
Plus 1.2 BB/100 toke => 7.2 BB/100.
So I wonder if anyone is winning at 2/5 long term?
Is anyone out there beating 2/5 long term?
Or do better players all go to 5/10 and up?
The 2/5 players are truly dreadful but I wonder if you can make money with a 6->7.2 BB/100 rake. And if you can make money at 2/5 you should probably be playing 5/10?
