I'm not as worried about villain's hand in the sense that I have no good reason to think that he has anything more than a pair (probably Jx or something). Let me be more specific... how many outs do...

SSHE says if the bet comes from your immediate right (in a situation like this) you should be inclined to raise or fold? Is this an exception to the rule (and why)?

I don't think you can raise #3 though. The button will be getting 5 to 1 to call and would be correct to call with many of the hands he would 3-bet. Too many draws for me to fold though. Hand #3...
