At Party, I thought that sized rake was normal? Where do you play? I might have to switch as that is a huge difference.

I like leading this flop much better than check calling. Check raising is okay too but you said UTG would call anything. Mid pairs are tough to play against calling stations.

Pot is ($50 orginal, your $30 bet, his $30call + additional $150 raise = $260) Pot odds are 260:150 or 1.73:1. If you think your outs to the ace are good you can account for an addition 3 outs on top...

Looks fine to me, not much you are ahead of here except possibly JJ, I doubt he caps TT as his PF raise is only in the 7's. Even if he was playing AKs aggresively on the flop (flush draw, two overs)...
