Don't go crazy on a maniac. This way you'll be the maniac in the game. You can loosen up a bit by raising mid or low pairs an good draws. Just be patient and wait for a good hand and bust him.

You should call here. I shouldn't bet here allthough. Most of the time you will only be called by better hands. It's better to choose for a check call. You also could induce a bluff by then.

Like the raise here. The cut off could easily bluf his straight or flush outs. Besides of that you let the SB and MP face a cold call which means they can only call with a flush out and OE straight...

You said one reason to not raise preflop is that the board can be scary when an A or K comes up. But if you raise preflop your odds of winning only increase because you can push out the Kx and Ax....
