2 pair against a fish and a scary board

UTG is a fish, 77 VP$IP, 2.6 PFR, 0.71 AF.
Did I make a mistake anywhere?

Absolute $1/$2 9 handed

Hero is CO with 9 [img]/images/graemlins/club.gif[/img]8 [img]/images/graemlins/club.gif[/img]

Preflop: UTG limps, 4 folds, Hero limps, Button folds, SB completes, BB checks. (4 SB, 4-handed)

Flop: 8 [img]/images/graemlins/diamond.gif[/img]10 [img]/images/graemlins/spade.gif[/img]Q [img]/images/graemlins/spade.gif[/img]
SB checks, BB checks, UTG bets, Hero calls, SB calls, BB folds. (6 SB)

I think here I have 4 outs to Jacks (maybe 3), 2 outs to eights. So ~5 outs... 3.91:1, so call seems correct to me. Raising bottom pair doesn't seem good. Agree?

Turn: 9 [img]/images/graemlins/diamond.gif[/img]
BB checks, UTG bets, Hero calls, BB calls. (6.5 BB)
Hit the 9, but realize that it may have completed a straight. Fish betting at me could be something other than the straight right? Figure I have 4 outs to boat, 4 outs to jacks? Maybe 3? Anyway, pot is laying 4.11-1 now. Is this a bad call?

River: 4 [img]/images/graemlins/heart.gif[/img]
BB checks, UTG bets, Hero calls, BB folds. (8.5 BB)

Called cause he's a fish, and I need to win this 13% of the time to break even... is that right? (1/7.5)

Thanks a lot for your feedback.

AH crap. Just realized I was using the wrong odds on the flop. I should have used the odds to complete on the turn instead of flop to river. Would have saved me some money on this one.

Fold pre-flop, Fold the flop.

why would you fold 98s preflop in late position?

Flop is read dependent. The guy has a relatively high AF for such a high VPIP so might be betting into you with just the flush draw. Unfortunately you don't have very good odds to continue if you are behind.

I might consider a raise here if I have seen UTG bet his flush draws aggressively otherwise I think a laydown is in order...The turn gives you two pair but kinda destroys your hand as well. Raising the flop would probably give you an easier decision on the turn as that is a hella scary card for him unless he has the straight...You could probably bet/fold safely.

And I would have limped 98s preflop here as well...

98s is a marginally profitable hand that really prefers a multi-way pot. I generally don't play it from the CO/Button unless I have 2-3 callers in front of me (preferably at least 1 bad player).

grunch...

Fold preflop, fold flop, raise turn, river the way you played it looks fine.

Preflop you could get raised while you're shorthanded. I think 98s against loose players isn't a good hand to play unless you know you're getting at least 5 players for one bet.

On the flop, you have bottom pair, with a crappy straight draw where someone could have a flush draw. Fold that [censored].

Raise the turn, you want to push someone off a hand that could outdraw your vulnerable bottom two pair. And you want to do the pushing so someone doesn't push you off your hand representing a lone jack. Fold to a 3-bet, I think the pot wasn't big enough to draw to a boat? You're probably taking a free showdown.
