Real? Ahhhhhh, I get it.

Tell her about your life up till now, what you like doing, what you don't like (but much less that the +ve), and ask her to tell you these things about her. Listen, and ask questions to follow through things that sound particularly interesting or she's particularly enthused about.

Ask about hobbies, try to relate what she tells you to your life experience (just a little - don't dominate the convo)

Try to talk about positive things (ie what you/she like rather than dislike), but sometimes lapse into the less positive to provide a proper counterpoint to the good stuff.

Try to work out what she doesn't like or does like about herself, and be sure to complement these things, or make her feel good.

Flirt with a little playful banter that's part teasing, part suggestive, and make sure you maintain strong eye contact when she's talking with enthusiasm about anything. Smile sweetly when there's a lull, and act like you feel really lucky to be there.

It loooks like you're just trying to get laid and not actually have a meaningful relationship...So you should ask her questions about past boyfriends, flings, etc. You'd have to lead to it, but you could ask stuff like, where's the riskiest place you've had sex? What are your turn-ons and turn-offs? And basically questions that are sexual in nature.
