The lowest of these i play is J9s.
I rarely play T8s,97s,86s,75s unless a load of limpers in already or i am on the Sb,
Is this too tight?

In late position, I would frequently play almost all of these against one limper. Probably for a raise. Heck, he's a limper. If he misses, he is probably going to fold to your flop bet.

I'll sometimes play those one gappers from an LP with limpers. It's easy to get away from and for one bet I want to see a flop. I'll also call from LP's with limpers with hands like k2s or q3s. See a flop and play from there.

It probably is a little tight. I like to play down to 75s in the CO or BTN if it's only one bet. If the flop misses you, it's very easy to get out... and if it hits you, it's very easy to make money.
