View Full Version : What is your rent?

I'm making a "useful" OOT thread to atone for my sin yesterday to IndieMatty.

I'm going to reserve this thread for renters only. Include your rent, location, and a description of your domicile.

[b]-$875/month
-South Side Williamsburg, Brooklyn, New York. (It's close to the "good" part of Williamsburg, but some people might find the neighbhorhood a bit sketchy. It's about a 6 minute walk to the Lorimer/Metropolitan L stop for those familiar with the area.)
-4th floor walkup studio apartment
-The building can alternately be described as "charming" or "delapidated," but I don't really care.
-Fits my needs pretty well

mmbt0ne
09-02-2005, 03:51 PM
-$450/month + utilities (75ish) w/ 3 roomates
-Atlanta. Like, ATLANTA. I'm ~2 miles down North Avenue from Varsity and BoA building, and about a half mile before the Masquerade.
-Kind of like a duplex, only split b/n top and bottom floor.
-Well, it's kinda ghetto on the outside, but the inside is really nice. All hardwood floors throughout, big rooms, huge closets, and connected bathrooms for every bedroom.
-It works well. I'd like to have covered parking, but with 8 cars out back, that would be hard.

You are forgetting to mention the perks, such as the sexually confused hipster girls who live downstairs.

900 a month. I had to sign a 1 year lease, otherwise it would have been 1050 I think.

1 bedroom, in Poway, Ca (San Diego).
2nd floor, gated parkinglot, but my apartment faces the street.

The complex is in good condition.

$900/month (with roommate; $450 each)
Baltimore, near Johns Hopkins undergrad campus
3rd floor of row house
2 bedroom, 1 bathroom
Central Air/Heat
Free outdoor parking
edit: No washer/dryer

We haven't paid any utilities yet, but apparently we were supposed to. So I guess we're gonna start doing that now.

-West Los Angeles near Culver City, Santa Monica and Westwood. Nice neighborhood, convenient freeway access and only a few miles from the beaches.
-3rd floor studio
-Nice apartment complex with covered parking, two pools, two hot tubs, a fitness center and nice landscaping.

Yeah, that was confusing, my bad.

The first floor has 4 people living there too. However, it's 2 seperate units, so if the 1st floor is empty, second floor doesn't have to pay $3600 that month instead of the $1800.

997.50 (half the total) for the bigger bedroom of a duplex apartment on the UWS of Manhattan. The subway is 30 seconds from my bed. (Very nice neighborhood) The apartment has two big closets(one on each floor); 1.5 bathrooms, a living room, walk in kitchen, kitchen table area.

It's on the first and basement floors of an 1890 brownstone, and I have a fireplace.

I will probably never move.

-$1375 a month water and trash included, no gas.
-2 bedroom/2 bath apartment in Fullerton, CA. 5
minutes away from my state/jc colleges and downtown area where the nightlife is pretty good.
-Large apt. complex. Upstairs rooms are newly renovated with new tile floor, carpet, crown molding, granite countertops in kitchen along with new applicances.
-I'm the first to live in it since the renovation which i like a lot. Not huge, but the bedrooms are a good size. No complaints on it so far.

Not bad right now, $650/month, 2B/2B with a roommate.

Limited time is a big one. If you're staying somewhere for a year or even two and the market is ridiculously inflated and so forth you might be better off renting than gambling on buying.

You might also want to rent for a few months while figuring out the local real estate market, finding suitable houses etc.

Basically, it's pretty ignorant to say there are no valid reasons for renting.

since equity doesnt acrue until after several years, you have to be planning on living in the house for a long time for buying to be worth it. if a person plans to move within a couple of years he is much better off renting. there is also fear of the bubble-burst, and if renters hold off on buying now and instead buy after the market crashes, they will have made far more than their equity loss by renting instead of buying. there are theorists who predict 40% housing depreciation in many areas after the burst, if there is one of course.

Just got a house in Derby, CT. 1 hour from NYC and 15 min from New Haven.

Really nice place next to Roselands Apizza.

Paying 1,200 split among three guys for a multifamily house. Utlilities for TV, internet, bills, NFL sunday ticket, etc come to 300

So I pay 500 for everything and get my own room, kitchen, nice living room, attic, basement. The person who lived here before us caught the place on fire so carpet is brand news, walls freshly painted, etc.

Ok I'll stop rambling, just moved in two months ago still really excited we got it for this price.

1br/1ba, about 700sqft with a nice balcony, 2nd floor.
I live in Azusa, CA, which is a suburb about 50 miles NE of downtown L.A.
I love this complex, it's very well maintained, and since the surrounding area is mostly commercial and industrial buildings, at nighttime the streets are empty and it's pretty quiet, which is great.

$685/month (342.50 each)
had to sign a year lease, but after that it's month to month.
utilities, heat, and water not included (about $90 a month, though it'll go up in winter).
we have to cut the grass but that's no big deal. it's nice to have a yard.
located in de pere, wisconsin (basically green bay) in a very nice neighborhood.
newer 2 bedroom duplex - 2 stall garage, central air, fireplace, large unfinished basement. first floor laundry closet (we had to buy our own washer & dryer).
just 1 minute from my work, too.
i love it!

Basically, it's pretty ignorant to say there are no valid reasons for renting.

[/ QUOTE ]

I'm not saying there are no valid reasons, but bottom line is, renting is akin to flushing money down the toilet.

[/ QUOTE ]

This is ridiculous. You are certainly getting something in return for your money, you're getting a roof over your head. Yes, you're not building equity, but as others have elaborated, there are plenty of reasons to rent, and affordability is certainly one of them.

And after renting a duplex where I had to do yardwork, the whole apartment thing ain't sounding too bad.

Anyway, to answer the OP.

We're moving to a 2 br/ 2 bath townhome, which will be $1250/mo, including trash/water. 3 stories, which includes a 2-car garage and storage. Right across the "street" from the clubhouse, which has a nice new workout facility.

This is in Issaquah, which is a suburb of Seattle. Trying to find something that was an acceptable mix of affordability/location/not a craphole, can be rather difficult in the Seattle area if you don't have 20% down to buy a house.

Yea, perhaps the cost of renting/buying is similar in some areas, but for most of the big areas (i.e. Los Angeles), it's not even close. I pay $925/mo in rent, which seems like a lot, but when you consider the alternative of paying $1,900/mo for an interest only mortgage on a $350,000 condo (which is about average for the L.A. area these days), and when you couple that with the fact that the housing bubble could be at its bubbliest, renting doesn't sound too bad at all, especially if you're still young.

I'm in the nice part of Minneapolis - close to Lake Calhoun and right behind a bike trail (the midtown greenway) - so I'm in pretty good location for what I want - if I couldn't buy gas, I'm real close to public transit lines and I could walk to food easy - I'm 2-4 blocks from a couple bars and never have to drive if I feel like getting shitfaced -

I think it's about 1300 sq ft, off-street parking, appliances, pool is about a block away, kitchen is kind of small--but since my last place burned down, I had to find a new place quickly, and couldn't be choosy. The neighborhood is fine, on a scale of 1-10 I'd say a 7.

Here is a fun fact for those of you outside of NYC. In NYC, if you rent an apartment that costs $4k/month (which is a very nice one bedroom or a decent two bedroom in nice neighborhoods), your move in cost could easily be as high as : first month + last month + security (month) + 2 months broker fee = $20,000 up front to move in to $4k/mo apartment!!!! How sick is that!?!?!

-view of empire state building from my window, but not much else
-Building is about half young adults, half families.
-Building used to have a 'doorman' (ie crack dealer) but he's gone now.

The first floor has 4 people living there too. However, it's 2 seperate units, so if the 1st floor is empty, second floor doesn't have to pay $3600 that month instead of the $1800.

That's probably true, and I'm quite a bit older than many here. But it doesn't make it any less sick.

[/ QUOTE ]

You paint an accurate picture, but I did always wonder why someone who had the credit and could afford an apartment that expensive in NYC wouldn't be able to put a down payment on a similar apartment.

Also, just curious, what neighborhoods have you been looking at in NYC?

This thread is crazy. I have been recently looking at 1br apts in SF for $2000-3000 and 1br apts in NYC for $3000-4000.

[/ QUOTE ]

Thank you. I was wondering when people like me would chime in.

- $1650, utilities included
- Downtown DC, two blocks from Dupont circle and the downtown offices (K street, etc.)
- Not in the lame DC suburbs.
- 1 BR / 1 BA
- No parking
- Rooftop pool, good apt. space for the area, 24 hour front desk.

Pricey? Yeah . . . but the value of not having to own a car, walking where I want and being in a cool place during my twenties makes it worthwhile to me. The view ain't bad either.

If I go to NYC, which is about a 50/50 proposition right now, I'd most likely stay there for about 2 years. I can also likely afford to live in a nicer place renting than I'd be comfortable buying. FWIW, a number of my friends in NYC have recently sold their places and plan on renting for a couple of years before buying again.

As for neighborhoods, I've mainly looked at Union Square, East Village, and Tribeca.

Does finding a nicer place to stay really offset spending 100K in rent over the next 2 years (same thing for SF, I'm sure) and getting no equity in return?

Also, are your friends are adopting this strategy because they expect real estate values to drop in the next couple years?

It's somewhat shocking to me that apartments in the EV go for the same prices that they do in those other two neighborhoods, but I guess that's show business. Good luck in NYC if you wind up there. I'm living out West now and sort of miss it.

You can almost always negotiate the broker fee below 1K these guys are competing with other brokers on most listings and usually pretty much have to take what you offer them. I have gone through brokers twice and gotten them to take 500 each time. Both had rents in the 2000-2500 range.
Neither will probably ever work with me again but there are hundreds of them in the city so there isnt much of a cost to mistreating them.

-- $3,000/month (ouch!).
-- Heart of Greenwich Village (2 blocks from Washington Sq. Park) in NY, NY
-- Doorman building.
-- Pool on roof (membership required)
-- Good access to subways (N/R line and 6 line within 1 block and walking distance from W. 4th St. hub)
-- approx. 900 sq. ft. 1 bedroom/1 bath with separate dining area.
-- building is safe and well run
-- Based on comps, in this insane market it would cost me (believe it or not) $750,000 to $875,000 to buy the apartment.

Of course, some people would think you are missing an opportunity to make mucho moola buying and selling for a profit in a couple of years. I disagree but am biased as can be seen from my blog:

1,500 sq feet on the hudson river. 2 bed, 2 bath & poker room (office for computer). Gym included, parking $175/month. On the Hudson river overlooking the (former) WTC.

Jersey isn't the best, but rent is cheep (my place would be like 9 bills or more in Manhattan) and taxes are low.
I'm getting rid of the car soon, so it won't be as pleasant living here in '06.

$1200/month - southside williamsburg, brooklyn, ny

- about a 7 min walk to the lorimer stop on the L, 2 min walk to JMZ. my street is pretty and tree-lined, the surrounding ones aren't as nice.

- classified as a one bedroom, it's the whole 3rd floor of a brownstone. it has a bedroom, 2 offices, livingroom, and seperate kitchen.

- the building is nice, landlord lives downstairs and is friendly. the carpet kinda sucks though. oh well - i still love my apartment.
