I just had my offer accepted for a new place. It's a middle townhouse (condo) which isn't ideal, but everything else is excellent. It was priced to move, maybe worth $40k or $50k more than I paid for it, and it has all the amenities a single guy could want...

Congrats, Bulldog. BTW, nice choice putting wind chimes over the hot tub - chicks dig wind chimes. (I wonder how long before that hottub photo shows up...)

Looks nice! You'll have to replace that column with a brass pole, but otherwise.... Any hot neighbors? We'll expect pics of them soon.

This is in Eastern Pennsylvania, rural but right next to (not quite fronting) a golf course. It's about 10 years old, and others in the same building have sold for as much as $45k more in the past few years, without all the extras. The seller already retired somewhere south, was anxious to sell it quickly, and I was lucky to see the property on the first day it was available. I got an offer in that day, and mine was slightly higher than the other offer that got in the same day.

The wind chimes aren't mine. They will be first to go. Maybe I could replace with one of these:

I'm hoping to close at the end of this month, and move Labor Day Weekend. I don't know about hot neighbors yet, but I'll be on the lookout. And maybe I'll roll with the wind chimes if chicks dig 'em. I thought they'd tick off the neighbors.

There will be a golf/poker Saturday in mid or late September, so for Larry and anyone else who wants to swing by the Lancaster/Reading PA area, I'll post when I have things narrowed down a bit.

About 15 miles SW of Reading. Lancaster County, although my new place is near the Berks County (Reading is the county seat) border.
