No partinular read on villain
lets give him 40/12 with 1.0 PFA
(a typical opponent)

Situation 1

You have AJ in LP and Raise all fold, BB calls.

Flop JT8r
check, you bet, villain calls
turn 4
check, you bet, villain calls
river 9
I normally bet here vs all villain types, and
call a raise. Is this a good value bet? or does HEPFAP
heads up on fifth street P109 apply here.

Situation 2
Same scenario

Flop is JT9r
cbc
turn 4
cbc
river 8
HERO ?? Bet or no??

Secnario 3
Same as before, but river is Q

Generally, against 1 loose opponent it is almost always correct to bet for value on the river despite the 4-straight on the board. Sometimes you're going to get raised - lots of times you'll get calls from absurd stuff like bottom pair or a PP, and the ass end of the straight is going to fail to raise more often than not.

Hand 1 I would bet-call. (EDIT: make this a bet fold unless he's a fairly habitual bluffer. with a lower 4-straight, maybe call)
Hand 2 I would check-call.
Hand 3 I might check-fold.

With that flop and his action, he either has a worse pair hand than you or a straight draw (more likely). Thus, in hand 1, his mostly likely card is a 9, which doesn't beat you (unless it's J9 or whatever). In hands 2 and 3, he could hold either a Q or a 6. In hand 3, either of those now beats you... if he's unlikely to play a decent pair holding in this way, then you should fold. In hand 2, he'll have no problem raising with a Q, but might bluff (or fold if you bet) a 6, so check-call.
